Setting the Expectation with the Home Buyer

Step By Step Guide

  1. Submit your loan paperwork to the applicable company and provide builder with a pre-approved letter for financing
  2. When you select your home, you will sign a Residential Contract and pay a 10% non-refundable deposit. At this time you will receive your homeowners manual including HOA information and deed restrictions
  3. Stages of construction include:

    • Pre-construction/Design/Planning
    • Foundation
    • Framing, exterior windows and doors
    • Mechanical, Electrical, and Plumbing
    • Roof
    • Insulation
    • Sheetrock
    • Wood trim and doors - Tile flooring
    • Counter tops and Paint
    • Wood flooring and carpet
    • Builder Acceptance
    • Homeowner Acceptance
  4. Your Sales Executive will schedule a series of walk-throughs with you throughout construction to include: mechanical rough in (pre-cover up) for electrical and audio/visual, cabinets and trim, closing walk through and new home orientation.
  5. Loan documents are drawn up from your lender and issued to the title company
  6. The Title Company or closer prepares your final closing statement and notifies you of the funds you need to bring to closing. Now it’s time to set up an appointment to sign the loan documents.
  7. Remember to call to set up utilities and phone service in your new home. The Builder will cut off services within 3 days of closing.
  8. After the city’s final inspection, you home is ready for you.
  9. Your Sales Executive will schedule and notify you of when your Homeowner Acceptance meeting will take place. Items you identify as needing additional attention during your walk-through are repaired and ready for you to check at your New Home Orientation meeting.
  10. Your Sales Executive will schedule your New Home Orientation
  11. The final funds are brought to your closing and you sign the loan documents.
  12. You will receive all of your warranty manuals at closing. As soon as funds are received your keys and garage door openers will be released to you.
  13. Your loan is funded
  14. Funds are received and the Deeds are recorded
  15. You receive the title to your new home
